Weathertightness Building Inspection, particularly for monolithic plaster finished cladding, shall be carried out before you make an offer for a property or once your offer has been accepted.

Pre-Delivery Building Inspection

Building a new home or buying an off-plan property can be a stressful time. Pre-Delivery Building Inspections take place at the end of your build until settlement, giving you the peace of mind that you will get a high-end quality building and compliance with the building standards.

    Building a property involves different trade people at different stages of the construction phase. Condition Survey Report

The condition survey report/dilapidation report gives you an idea of the condition of the property at a specific point in time. In many cases, they act much like an insurance policy, recording the condition of the property before an event occurs, such as before you sign a lease or begin development or infrastructure work on an adjacent property. Carrying out another condition survey following these events highlights the changes that have occurred and minimises the potential for disputes.

    Construction may not proceed as planned and sometimes may affect other items or nearby structures (including neighbouring properties).  With a Condition Survey, you will acknowledge the condition of your property before work and make sure it stays the same after work.

If you are planning a development project then conducting a condition report of neighbouring buildings can help avoid damage claims on the track. Third Party Safe and Sanitary Report

Does your property have any non-consent work or have any concerns on the building works which are potentially dangerous? The Third Party Safe and Sanitary report will assess and verify the condition of non-consent building work to ensure that the building work is safe and suitable for its use. 

 

  • Building Work before 1 July 1992
    A Third Party Safe and Sanitary report is an independent report that verifies the condition of a building or building works carried out before 1 July 1992. The works may have been done with or without a building permit. Before this date, there was no building consent process as we know it today. Once the report is complete, the report can be submitted to Council as a public record and added to the property file. 
  • Building Work after 1 July 1992
    The building works were carried out after 1 July 1992 and your bank or insurance company wants to make sure that the building is safe and suitable for its use. This report can help identify compliance at the time of construction and any issues that need to be addressed to bring it into compliance with current New Zealand building standards. In this case, the report will not be submitted to Council.

    The inspection is carried out by a BOINZ (Building Officials Institute of New Zealand) Licensed & Accredited Building Surveyor with over 15 years of experience, providing an honest and truthful independent report as a trusted third party.

Healthy Homes Assessment

Our Healthy Homes Assessment report is developed for landlords and property managers who want to understand the condition of their property in relation to the new Healthy Homes Standards.

    The Healthy Homes Standards specify minimum requirements for heating, insulation, ventilation, moisture and drainage, and draught stopping for rental properties. From 1 July 2021, the government enforced the Healthy Homes Standards for rental properties. This is important for both property managers and owners, and any ignorance of the regulations can result in penalties or pay-out to tenants.

Methamphetamine Testing

The presence of methamphetamine is a harmful drug with long-term effects on human health.  It is recommended that all properties be tested prior to purchase and each rental agreement.

    It is common for properties to be reported contaminated with meth-related products or smoking. In order to protect the health of the residents, it is also evidence for a conviction. If you are unsure of any past methamphetamine activity by the seller or the tenants, you should get a Methamphetamine Testing right away to keep the occupants at your property healthy and safe. Do not let this issue make your property difficult to sell.
  • 3-5 Working Days Turnaround
    Our standard turnaround time for Methamphetamine Testing reports is 3-5 working days after the inspection. Samples are sent to the laboratory for testing on the same day of assessment.

Asbestos Testing

Asbestos Testing can be added to any building inspection service we offer. We collect samples with safety procedures from suspected asbestos areas and then conduct laboratory tests to determine the presence of asbestos.

 

  • Peace of Mind
    Inhaling asbestos can cause several dangerous lung diseases and cancers. Symptoms of the asbestos-related disease include difficulty breathing and chest pain. Asbestos is a naturally occurring fibrous mineral.  In New Zealand, the use of Asbestos in construction was very common due to its flame retardant properties.  Asbestos is most likely to be found in buildings constructed before the mid-1980s. Materials include bricks, coatings, pipes, concrete, fireproof wallboards, flooring, roofing etc. If you suspect your building contains asbestos, you should get it tested as soon as possible.

Smoke Alarm Assessment

Under the Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016, landlords are obligated to ensure smoke alarms are in working order at the beginning of every new tenancy.  All smoke alarms must be replaced when they expire or fail to work.

Insulation Assessment

Insulation keeps the house warm.  There are regulations and standards for new-built and rental properties that set the minimum requirement.  

 

  • Keep Your Property Warm
    It is important to note that insulation should be installed in accordance with NZS:4246.  Sometimes, a tradesman needs to temporarily remove insulation to perform work, including but not limited to ducting for an extractor fan, electrical wiring etc. However, the insulation was reinstated incorrectly.  Such work affects thermal performance and can cause issues during the coldest season of the year.

Swimming Pool Safety Inspection

Swimming pools are a fun place for young people and staying safe is very important.  

 

  • Mandatory Inspection
    Under the Building Act 2004, all residential pools (including indoor pools) and small heated pools with a maximum depth of 400mm or more, require a compliant barrier and a mandatory inspection every three years.
